Grading Waiver 2021-01-11January 11, 2021 Jack Albright 402 Park Ave, Unit A Basalt, CO 81621 Re: Grading and Drainage Waiver for 17352 Highway 82, Carbondale Colorado 81623 SE Job #30201.01 Dear Mr. Albright, Following Policy Section 402 of the Garfield County Land Use, Sopris Engineering has reviewed the Grading and Drainage Plan Submittal requirements under Section 4-203(E), for the proposed office conversation of the existing residential home, in Carbondale, Colorado. The proposed subject property is to be converted from a single-family home with an ADU to an office that will house 12 employees and two one -bedroom apartments. The proposed conversion will not change the footprint of the existing structure. It is proposed to add two covered decks to the existing structure and remodel to accommodate the office and apartments, these changes can be seen on the Architectural Plans dated October 9t", 2020. Sopris Engineering has made a site visit and the property owner has striped and scarified the topsoil and replaced the topsoil with gravel, to expand the driveway and parking areas in accordance to the site plan dated December 9t", 2020. We have determined that no grading or drainage plan is needed because there are no grading changes proposed to the subject property. The site will not require any drainage improvements because no additional structure or improvements are being proposed to the subject property. The existing grades near and around the building are adequate and have positive drainage away from the building. The purpose of the submittal is to convert the existing structure from a residential home to a professional office and apartments.
