The plat recorded as reception number 298382 for thePanorama Ranches Subdivision shows no building envelopes on any parcel in the subdivision'A subsequent plat recorded as reception number 773495 for the purpose of moving lot lines,apparently to rectif,i the effects of an inappropriately placed building of the neighboringparcel, also added a building envelope to the subject parcel. The Applicant is also subject tothe requisite 5O-foot setbacks prescribed by the Panorama Ranches Subdivision noted in theplat at reception number 298382. The amended plat will need to address all existingeasements on the property. The Panorama Ranches HOA will also be included in referrals asthe application is processed, and the applicant is encouraged to contact the entity regardingthis application. The amended plat will need to meet all Land Use and Development Code andsurvey requirements for Final Plats. Homestead 16 located on hilly terrain with a southern exposure that includesviews of the Elk Mountains, Mount Sopris, and the Crystal River Valley. The lot is naturally terraced withseveralflat sections that are suitable for building a modest home. The flat section that offers the bestviews of the mountains and valley lies outside and uphill of the current building envelope. Removing thebuilding envelope would allow the property owners to construct a home at the optimal location on thelot. At this upper location the homes adjacent to homestead l-6 are shielded from view by topographyand existing stands of scrub oak.The owners of homestead 16 are also planning to keep 2 horses on the property, and removing thebuilding envelope will offer maximum flexibility in locating a loafing shed and paddock such that theimpact to the adjacent properties is minimized.Homestead 16 is currently the only lot in Panorama Ranches that has a building envelope.
