RE: Roaring Fork Preserve Amended Plat (FPAA-03-20-8782)
Dear Avery and Joslyn:
This letter is sent to you as the authorized representative for the Roaring Fork
Preserve Amended Final Plat Application. The Application requested an
amendment to Plat Note #10 to shift an approval for an Accessory Dwelling Unit
from Lot 6 to Lot 2. The Subdivision is located one mile east of the Town of
Carbondale off of County Road 100. The original subdivision plat was recorded at
Reception No.603992 with the Garfield County Clerk and Recorders Office.
The Application has been reviewed in accordance with the Administrative Review
procedures contained in the Land Use and Development Code as amended. Said
provisions require a decision by the Director of the Community Development
Department on whether to approve, approve with conditions, or deny the request.
The Director's Decision is hereby issued approving your Application with a finding
that the Applicant has completed all public notice requirements and that subject to
compliance with conditions of approval the Amended Final Plat of the Roaring Fork
Preserve meets the requirements and standards of the Garfield County Land Use
and Development Code including the Amended Plat Review Criteria contained in
Section 5-305. The approval is subject to the following conditions of approval.
1. That all representations of the Applicant contained in the Application
submittals shall be conditions of approval unless specifically amended or modified
by the conditions contained herein.
