Any proposed exterior lighting will be pointed downwards towards the interior of the site. Distance to the nearest adjacent property owned by Caerus Piceance LLC property is approximately 2,568' from the existing disturbance. Distance to the nearest adjacent property owned by the Bureau of Land Management is 7,086' from the existing disturbance. Total acreage of the affected parcel is 2.369 Acres (pad area). The site is within Resource Lands Zone District. There are no flood hazard zones designated by FEMA for the project. Site drainage design elements have been sized to accommodate a twenty five (25) year, twenty four (24) hour stormwater event. Stockpiled snow will be directed toward bmps.
