Future Land Use Map Amendments
SUMMARY
The Future Land Use Map (FLUM) designations should be updated or amended as conditions warrant.
This request involves two areas described below.
AREA 1- LANDFILL
Area 1 is a single Garfield County Assessor's parcel 2175L63OO017 purchased in 2020. The property's
address is 134 CR 246, Rifle, Co 81-655. This property is mostly classified as lndustrial and the northwest
corner is Resource Land on the County's Future Land Use Map. lt is within Rifle's 3-mile area of
influence.
The current landfill is parcel number 21752OLOO187. lt is designated as Light lndustrial in the
Comprehensive Plan's Land Use map. lt also has the lnstitutional Overlay. This lot borders the new
landfill lot on the south and southwest.
Staff requests the ent¡rety of parcel 2L75L63O0017's future land use designation be changed to
lndustrial with lnstitutional Overlay. The current zoning (Resource Land) is appropriate.
AREA 2 - SWEETWATER
Area 2 consists of 1L Garfield County Assessor Parcels most recently transferred to the United States of
America by a Warranty Deed at recept¡on #962405. The legal descriptions include the riparian rights in
the bed of Sweetwater Lake. The following Garfield County Assessor Parcels are included:
186305400079, 186309200082, L86308100075, 1-86309200080, L86309200003, L86309300083,
186309300076, 1-86309400081, 186309300084, 18630930OO77,1S6309400078. Sweetwater Lake itself
is an exempt parcel with no parcel number or account number.
The area is currently designated Residential Low in the Garfield County's Future Land Use Map (FLUM)
with a recreation overlay. The surrounding White River National Forest property and BLM property are
designated Public Lands and Open Space in the Comprehensive Plan's Future Land Use Map with no
overlay.
Staff requests changing the Future Land Use Designations from Residential Low to Public Lands with a
Recreation Overlay. Staff will request, in a separate action, thatthe zoning be updated to Public Lands.
