RE: Germano Exemption, Amended Final Plat, formerly Snyder and
Thorshov Amended Final Plat (FÐ(A-LO-2L-B,867)
Dear Michele Snyder,
This letter is sent to you as the Applicant and authorized representative for the
Amended Final Plat of Germano Exemption Lct 2 and Exemption Parcel Rec. No,
960463. The Application requested amendments to the lot lines for the referenced
lots. The properties are located at 5403 320 County Rd, Rifle and 5641 320 County Rd,
Rífle. The properties are further described on the Plats recorded at Reception No ,
960463 and No 552449 with the Garfield County Clerk and Recorder. The Application
has been reviewed in accordance with the Administrative Review procedures
contained in the Land Use and Development Code as amended. Said provisions
require a decision by the Director of the Community Development Department on
whether to approve, approve with conditions, or deny the request.
The Director's Decision is hereby issued approving your Application with a finding
that the Applicant has completed all public notice requirements and that subject to
compliance with conditions of approval the Amended Final Plat of Germano
Exemption Lot 2 and Exemption Parcel Rec. No. 960463 meets the requirements and
standards of the Garfield County Land Use and Development Code including the
Amended Plat Review Criteria contained in Section 5-305. The approval is subject to
the following conditions of approval.
1,. That all representations contained in the Application submittals shall be
conditions of approval, unless specifically amended or modified by the
conditions contained herein.
2. Final edits to the Final Plat, including plat notes and title, shall be completed
and then submitted to the County [including County Attorney, Surveyor, and
Assessor offices) to be reviewed and accepted prior to execution and
recording. Updated final plat shall be provided digitally for review prior to a
mylar being prepared.
a. The designations of "Parcel A" and "Parcel B" on the plat should be
changed. "Parcel A" is Lot 2 of the Germano Exemption and it should

continue that numbering convention, calling it "Lot 2 Amended of the
Germano Exemption", "Parcel B" is the Exemption Parcel per reception
no. 960463, and should be titled "Exernption Parcel Rec. No. 96A463
Amended." Similar naming convcntions may bc acccptablc, but shall bc
reviewed prior to mylar being printed.
b. All easements and other items noted in the title commiünents shall be
incltrded on the final plat.
c. All certificates will be provided for review.
The Land Use and Development Code requires notification to the Board of County
Commissioners for their review and potential call-up of the Director's Decision. The
Board review is for a period of 10 calendar days commencing on the date of the
Director's Decision. The call-up period shall expire on October 3Ls, 2022. The
Amended Final Platwill be scheduled on the Board of County Commissioner's consent
agenda after expiration of the call-up period and once all conditions of approval have
been satisfied including editing of the plat and acquisition of all necessary signatures.
Please note that you will have 90 days from the date of approval to submit a plat
suitable for recording. Extensions may be requested prior to the expiration of the
original time limit. Please contact the Community Development Department if you
have any questions regarding the Director's Decision and the next steps for finalizing
your amended plat.
