HomeMy WebLinkAbout3.00 Director's Determination 10.28.2021Gørfield County Community Development Department October 28,202I Luke Gosda 0155 Boomerang Rd, Suite 520L8 Aspen, Co 816L1 RE: Amended Final PIat lronbridge Filing 2 Lots 284 &285 FPAA-09-21-8859 Dear Luke: This letter is sent to you the Applicant and authorized representative for the Amended Final Plat of Lots 284 and 2BS of the Ironbridge Subdivision, The Application requested amendments to the lot lines for the referenced lots and provided improvement related engineering documents necessary to provide physical access and utility service to the lots. The properties are located at 330 and 354 Blue Heron Vista, Glenwood Springs, Co. The properties are further described on the Amended Final PIat of Block 2 of Phase Il and Block 3 of Phase 2 recorded at Reception No. 851641 with the Garfield County Clerk and Recorder, The Application has been reviewed in accordance with the Administrative Review procedures contained in the Land Use and Development Code as amended. Said provisions require a decision by the Director of the Community Development Department on whether to approve, approve with conditions, or deny the request. The Director's Decision is hereby issued approving your Application with a finding that the Applicant has completed all public notice requirements and that subject to compliance with conditions of approval the Amended Final Plat of Lots 284 and 285 meets the requirements and standards of the Garfield County Land Use and Development Code including the Amended Plat Review Criteria contained in Section 5-305. The approval is subject to the following conditions of approval. L. That all representations contained in the Application submittals shall be conditions of approval, unless specifically amended or modified by the conditions contained herein, 2. Final edits to the Final Plat, including plat notes and title, shall be completed and then reviewed and accepted by the County; including County Attorney, Surveyor, and Assessor offices prior to execution and recording. The Final Plat shall contain plat notes that read to the following effect: a. 'All previous Plat Notes on plats included in the title work remain." b. "Blanket Easements exist in accordance with the Declaration at Reception #623L33." 1 3, All utility and roadway improvements shall be completed prior to the submittal of the Final Plat for execution and recording. A letter signed by a licensed engineer that indicates the proper installation of improvements shall be submitted to meet this condition of approval. The Land Use and Development Code requires notification to the Board of County Commissioners for their review and potential call-up of the Director's Decision. The Board review is for a period of 10 calendar days commencing on the date of the Director's Decision, The call-up period shall expire on November 7th. The Amended Final Plat will be scheduled on the Board of County Commissioner's consent agenda after expiration of the call-up period and once all conditions of approval have been satisfied including editing of the plat and acquisition of all necessary signatures. Please note that you will have 90 days from the date of approval to submit a plat suitable for recording. Extensions of this time period may be requested prior to the expiration of the original time limit, Please contact the Community Development Department if you have any questions regarding the Director's Decision and the next steps for finalizing your amended plat.
